Buyers are responsible for verifying all property details independently.

• FSBO property showings must be approved by the owner in advance.
   
• Owners may opt into on-demand showing services, which are coordinated through third-party licensed agents (e.g., via Showami).
   
• Buyers must follow all showing instructions and policies set by the homeowner.
   
• FIZZBO is not responsible for any loss, theft, or damage that may occur during property access or showings — either to the buyer or the seller.

• Buyer rebates (up to 20%) are offered only when FIZZBO (Robert McLendon) is used as the buyer's licensed real estate agent at closing.
   
• All rebates must comply with state laws and lender guidelines.
   
• Rebates are issued as closing credits and not cash payouts.
   

• FIZZBO offers digital offer and closing tools through Propy, a secure third-party platform.
   
• All contracts, offers, and legal documents executed via Propy are legally binding and should be reviewed carefully before acceptance.
   
• FIZZBO is not liable for disputes between buyers and sellers.

• Mortgage and insurance quotes provided through FIZZBO are issued by licensed professionals within the First Connect Network or approved lenders.
   
• All loans and policies are subject to qualification and underwriting.
   
• FIZZBO does not guarantee rates, approval, or final terms.
